Rowam Court delivers 46 social-rent homes for Haringey Council on a disused garage site, transforming a small edge-of-estate plot into a thriving, healthy neighbourhood. Designed through public consultation, it creates a new public square, mews street and community garden that promotes wellbeing, safety and connection. Exceeding standards and achieving 81% towards net-zero operational carbon, Rowan Court sets a benchmark for council-led, family-focused housing that uplifts the wider estate.

Belle Vue is a new holistic retirement community in Hampstead. Its quartet of interconnected buildings create a sequence of landscaped courtyards, gardens and terraces, with communal and neighbourhood facilities, including spa, resident’s lounge and a public café open to all. The project champions the brief’s ambition - demonstrating how a well-considered housing typology can help to tackle the growing isolationism of the elderly age group present in our society.

Kidbrooke Park Road will be England’s largest new council housing scheme, ultimately delivering 452 homes. Phase one, completed in just four years from planning to completion, provides 122 net-zero, 100% affordable homes on a challenging brownfield site. Responding to the constrained, triangular plot, the project uses standardised, modular floorplates, dual-aspect layouts, and integrated landscape to deliver the neighbourhood.

Metropolitan Workshop has delivered 24 Passivhaus-standard affordable homes on Farmstead Road in Lewisham for Phoenix Community Housing. Inspired by the area’s Arts & Crafts and Garden City heritage, the scheme blends contemporary, low-energy design with the historic Bellingham estate character. The development provides eighteen London Affordable Rent homes and six shared ownership properties, arranged across two gatehouses and a butterfly-plan apartment building.
