200 Becontree Avenue, London Borough of Barking and Dagenham for Be First with Archio, Spacehub, Butler and Young Associates, SCMS, Wilde and United Living

200 Becontree Avenue provides 19 affordable homes and a community hub, reimagining a disused site on the historic Becontree Estate. The design delivers gentle density through two villa-style buildings that respect the local Neo-Georgian character. By transforming a neglected cut-through into a vibrant play street and prioritising triple-aspect, light-filled living spaces, Archio have created a development that actively supports wellbeing.

Rowan Court, London Borough of Haringey for London Borough of Haringey with Satish Jassal Architects, Formation Design and Build, Groundworks and Iceni

Rowam Court delivers 46 social-rent homes for Haringey Council on a disused garage site, transforming a small edge-of-estate plot into a thriving, healthy neighbourhood. Designed through public consultation, it creates a new public square, mews street and community garden that promotes wellbeing, safety and connection. Exceeding standards and achieving 81% towards net-zero operational carbon, Rowan Court sets a benchmark for council-led, family-focused housing that uplifts the wider estate.

Belle Vue, London Borough of Camden for Pegasus Homes with Morris+Company, Architecture PLB, Tibbalds, RISE, ISG, Elliott Wood and Max Fordham

Belle Vue is a new holistic retirement community in Hampstead. Its quartet of interconnected buildings create a sequence of landscaped courtyards, gardens and terraces, with communal and neighbourhood facilities, including spa, resident’s lounge and a public café open to all. The project champions the brief’s ambition - demonstrating how a well-considered housing typology can help to tackle the growing isolationism of the elderly age group present in our society.

2026 Healthy Homes

Kidbrooke Park Road North, Royal Borough of Greenwich for Greenwich Builds and Greenwich Council with HTA Design, Durkan, WSP and OCSC

Kidbrooke Park Road will be England’s largest new council housing scheme, ultimately delivering 452 homes. Phase one, completed in just four years from planning to completion, provides 122 net-zero, 100% affordable homes on a challenging brownfield site. Responding to the constrained, triangular plot, the project uses standardised, modular floorplates, dual-aspect layouts, and integrated landscape to deliver the neighbourhood.

Farmstead Road, London Borough of Lewisham for Phoenix Community Housing with Buxton Building Contractors, Metropolitan Workshop, Jubb, BPTW, Potter Raper, Etude, LUC and PJR

Metropolitan Workshop has delivered 24 Passivhaus-standard affordable homes on Farmstead Road in Lewisham for Phoenix Community Housing. Inspired by the area’s Arts & Crafts and Garden City heritage, the scheme blends contemporary, low-energy design with the historic Bellingham estate character. The development provides eighteen London Affordable Rent homes and six shared ownership properties, arranged across two gatehouses and a butterfly-plan apartment building.

2026 Healthy Homes Winner

Citizens House, London Borough of Lewisham for London Community Land Trust and Lewisham Citizens with Archio, Price and Myers, Stantec, Kinnear Landscape and ALD

Citizens House, London’s first purpose-built Community Land Trust homes, provides 11 genuinely affordable flats, priced at 65% of market value and linked to local wages in perpetuity. Archio, chosen by residents via a public workshop, led an award-winning co-design process. The stepped building overlooks a co-created public courtyard, fostering interaction. Staggered balconies and wide walkways promote community cohesion and children’s play.
