Place of the Year

EdCity, London Borough of Hammersmith and Fulham for Ark and Hammersmith and Fulham Council with tp bennett, BD Landscape, Mason Navarro Pledge, Vengrove and Bowmer + Kirkland

EdCity, a non-profit scheme by Hammersmith and Fulham Council and the education charity Ark, provides a model for inclusive growth within an innovation cluster. This ambitious masterplan transforms a former school site into a new civic hub designed to connect the White City Estate with opportunities in the growing White City Innovation District, home to Imperial College, Television Centre, and Westfield.

Alconbury Weald, Huntingdon for Urban&Civic with JTP, David Lock Associates, Bradley Murphy Design and Stantec

Alconbury Weald: Inspired by its military heritage, the former airfield is being transformed into a unique and inspiring place to live, work, visit and enjoy. The first phase of Alconbury Weald is thriving with the early delivery of landscaping, infrastructure, facilities and amenities supporting a healthy, active and welcoming community.

Wembley Park, London Borough of Brent for Quintain with Flanagan Lawrence, John Sisk and Son, Wates, McLaren and McAleer & Rushe

Wembley Park is North West London’s thriving 365-day neighbourhood – the culmination of 20 years’ investment in new homes, retail, greenspaces, leisure venues, cultural attractions, workplaces and more. Conceived, built and curated by Quintain, the neighbourhood has transformed from an expanse of carparks surrounding Wembley Stadium into a community of 13,000 residents. With key masterplan projects completing in 2025, including the seven-acre Union Park and 650 new rental homes.

Goods Yard, Stoke-on-Trent for Capital & Centric and Stoke-on-Trent City Council with Howells, Bowmer & Kirkland, re-form Landscape Architecture, Civic, JHP, Ridge and Partners and Avison Young

Goods Yard is revitalising a disused canalside site, creating a vibrant mixed-use destination. Arranged over four buildings, the £60m newly created neighbourhood provides 174 build-for-rent homes and over 5,000 square feet of office space. The scheme maximises the potential of the site’s canalside setting, unlocking and enlivening connections between the nearby railway station, university, and city centre, and returning a former underground warehouse, The Vaults, to its Victorian glory.

Heart of the City, Sheffield for Sheffield City Council and Queensberry Real Estate with Feilden Clegg Bradley Studios, Lathams, Leonard Design, Planit, Turner & Townsend and Counter Context

The Heart of the City II is a centrepiece of Sheffield’s regeneration, a celebration of heritage and vision for the future. It weaves together old and new to create vibrant spaces for work, food, culture, and community. Elshaw House is a new low-carbon office building providing 70,000sqft of workspace. The Cambridge Street Collective is Europe’s largest purpose-built food hall, Leah’s Yard houses studios in the historic metal workers workshops.

Tileyard North, Wakefield for City & Provincial Properties Ltd. with Hawkins\Brown, Civic, Turley, TB&A, re-form landscape architecture, Vey Associates, MA Planning and Opera

Tileyard North is the final piece of a regeneration masterplan breathing new life into Wakefield’s waterfront, converting several long-derelict Grade II-listed mills into a world-class mixed-use creative and cultural cluster. The fully occupied Phase 1 reimagines four mill buildings, creating a new public square that accommodates a wide range of uses, including recording studios, an event space, and a gin distillery.
